First homes now on sale at brand-new community in Houghton Regis

The first homes at Linmere, a brand-new community being created on the northern edge of Houghton Regis, are now on sale and available for buyers to reserve.

Bellway Northern Home Counties has begun construction work on 153 homes on land off Sundon Road.

The development, known as Bellway at Linmere, will comprise a range of one and two-bedroom apartments and a variety of three and four-bedroom homes.

Once complete, the wider Linmere site will consist of 5,150 homes, new schools, shops, community facilities and 90 acres of public open space, including new sports pitches, outdoor play areas and a network of cycle paths.

A two-form extension to Thornhill Primary School, which is located next to the site, will be completed in time for the new school term in September, while a new supermarket close to the first homes is also expected to open later this year.

Linmere will also be home to The Farmstead, a collection of three barn-style buildings containing an artisan café, community hall and meeting rooms.
The overall scheme will deliver funding of around £36 million for local education, transport, open space and leisure facilities through developer contributions, as well as creating hundreds of jobs.

Luke Southgate, Sales Director for Bellway Northern Home Counties, said: “Linmere is an exciting and ambitious project which will create an attractive and desirable new community on the edge of Houghton Regis.

“We are proud to be building the first homes at this highly anticipated development and to have now released a selection of properties onto the market. There has understandably been a huge amount of interest and we are pleased to share that we have already received two reservations, with another expected this coming weekend.”

Later this month, The Chestnut showhome will open for buyers to explore an example of the three-bedroom homes available at Linmere. It will be viewable by appointment only, in line with coronavirus restrictions.

Luke added: “The homes we are building will be just a short walk from The Farmstead community hub, the new supermarket and extended Thornhill Primary School.

“As well as these new purpose-built facilities, there is an array of existing shops, pubs, restaurants and leisure venues in Houghton Regis and Dunstable, which are both within just three miles of the development.

“The site’s location just over a mile from Junction 11A of the M1 makes it ideal for commuters. Luton and Milton Keynes are only 15 and 30 minutes away by car respectively, while trains from Luton railway station can get to London St Pancras in as little as 22 minutes.

“I would encourage anyone interested in becoming a part of this exciting new community to register for updates through our website or to call our sales team to find out more.”

New 159-apartment development launches in Sydenham

The first homes at a new apartments development, which is transforming the former Maybrey Foundry site in Sydenham, have been released for sale.

On January 30, Bellway London launched its Maybrey Works development off Worsley Bridge Road, where a selection of one, two and three-bedroom apartments are now available to buy.

Bellway has also unveiled a two-bedroom show apartment, designed by Vesta Interiors, with photos and a virtual tour available to view on the development’s website.

The 159 apartments at Maybrey Works will be split between four buildings, some of which will look out over Pool River. The development will also feature central communal gardens as well as rooftop gardens for residents, and commercial space where the sales office currently sits.

Among the new apartments will be 51 affordable homes available for local people through rent or shared ownership.

Bellway will also be investing more than £900,000 in the local area.

These contributions include £523,938 for education, £212,040 in carbon offsets, £166,960 towards healthcare and £4,000 for highways.

Sales Director for Bellway London, Emma Hamlett, said: “Construction work is progressing well at Maybrey Works, where we are regenerating a brownfield site into what will become a vibrant community of new homebuyers.

“As a housebuilder, we understand that the requirements of our customers have shifted since lockdown began, with access to open space now a top priority – so Maybrey Works, with its riverside setting and gardens within the development plus balconies to most homes, will help meet those needs well.

“The showhome that we have opened at the development is a great example of the high-quality homes on offer at Maybrey Works. We have enjoyed working alongside Vesta Interiors to create a home that combines traditional and modern styles, forming a warm and inviting space.

“Maybrey Works comprises a variety of apartment sizes, so we are expecting a broad range of buyer types to be able to find their ideal home here. We are also anticipating a lot of first-time buyers will be able to take their first steps on to the property ladder here because of the availability of the London Help to Buy scheme.”

Under London Help to Buy, first-time buyers can secure a new-build home with just a five per cent deposit and a 55 per cent mortgage. The buyer then receives a Government-backed equity loan covering 40 per cent of the property’s value, which is interest free for five years.

Prices of the one, two and three-bedroom homes at Maybrey Works currently start from £357,500.

Plans approved for 150-home development in Saffron Walden

Bellway has been given the green light to begin construction of a new development of 150 homes in Saffron Walden.

On January 29, detailed plans were approved for the Bellway scheme on a 19-acre site east of Thaxted Road. The land already had outline planning permission for housing, granted in April 2019.

The Bellway development will be known as Poppy View and will comprise 90 two, three and four-bedroom properties for private sale.

In addition, 60 one, two, three and four-bedroom homes – including four bungalows – will be provided as affordable housing for local people through shared ownership or rent.

Richard Burrows, Managing Director of Bellway Essex, said: “Now that we have received planning permission, we can look to begin work on providing Saffron Walden with a wide range of much-needed new homes to suit a variety of buyers, from first-time purchasers to families.

“This development will also help to support employment in the area, as jobs will be created directly from people working on the site and indirectly through local suppliers and contractors.

“In addition to the new homes, our plans for Poppy View also include the extensive planting and retention of trees and hedges, a tree-lined spine road, and the creation of two landscaped green spaces and a children’s play area. This development will be beneficial to both new and existing residents in the town.

“We are now looking to move onto the site and begin initial works in the coming weeks.”

Bellway has scheduled the launch of the development for later this year. The first homes are anticipated to be ready for completion in spring 2022.

Bellway unveils showhome as buyers home in on Leighton Buzzard

A new showhome has been unveiled at a development which is drawing new residents to Leighton Buzzard.

Bellway is building 165 homes at Lestone Mews, off Bellona Drive on the edge of the town. The homes are enabling local people to step onto or move up the housing ladder – and the location is proving popular with house-hunters from London.

The new showhome is a spacious three-bedroom semi-detached family home called The Tweed.

Luke Southgate, Sales Director for Bellway Northern Home Counties, said: “We have already received lots of enquiries, many from home-hunters in Greater London. People are looking to get out of the capital into great market towns like Leighton Buzzard, especially into houses built by trusted, established builders like Bellway.

“Despite all the uncertainty this year has brought, the housing market is really buzzing in popular commuter towns across Bedfordshire. They are handy for London, close to a proper town centre and near some fabulous countryside.

“There’s a real need for new housing here, and we are seeing lots of interest in the new showhome at Lestone Mews. It is now available to view by appointment only, with strict safety measures in place.”

Bellway is investing £1m in education as part of its planning contributions for Lestone Mews, along with a further £900,000 to support local infrastructure. The development is providing two, three and four-bedroom houses, as well as two-bedroom maisonettes and apartments. Prices currently start from £225,000.

The Tweed has a front-facing living room and a spacious kitchen/dining room with French doors to the garden, while upstairs there’s a good-sized master bedroom with en-suite shower room, as well as two further bedrooms and a family bathroom. The house type is available from £337,500.

Buyers at Lestone Mews can benefit from Bellway’s Express Mover scheme, in which Bellway works with a recommended local agent to sell the customer’s current home as quickly as possible – with no estate agent fees to pay.

Bellway has a five-star rating from the Home Builders Federation for 2020, which means more than 90 per cent of customers would recommend the housebuilder to a friend or family member.

Bellway donates to Whitby’s Pantry in Ingol

Leading housebuilder Bellway has made a £300 donation to Whitby’s Pantry, part of the Intact Preston community centre on Whitby Avenue in Ingol.

With its beautiful development of high quality new build homes known as Cotton Woods taking shape on the former Ingol Golf Club site just off Sheraton Park, the housebuilder was keen to support the community centre which is located just a short distance away.

Providing a valuable local service for the last two years and experiencing a surge in demand due to the current coronavirus pandemic, Whitby’s Pantry is a membership-based food club that enables people in need to access a ‘weekly’ food shop at a fraction of the usual supermarket price.

For just £4.00 per week, members can select approximately £25.00 worth of food from a wide variety of items including fresh meat, pasta, rice, tinned food and other store cupboard essentials from Fareshare, bread and pastries from Tesco and fresh fruit and vegetables from Morrison’s (which are always provided free of charge).

Part funded by the National Lottery and staffed by the Intact team and volunteers, the pantry is open for two days each week and visits are by appointment only.

Intact chief executive officer Denise Hartley MBE commented: “Whitby’s Pantry at Intact Preston provides a sustainable, long-term, community-led solution that can help loosen the grip of food poverty in our area and we are grateful to Bellway for its kind donation.

“The money will help us to boost our pantry stock and buy much needed additional ambient food items plus toiletries and household cleaning products to ensure our customers get the best possible choice and service experience.

“The pantry gives local people in need more choice over the food they receive, providing a community-based shopping experience and a progressive journey that reduces local families’ reliance on food banks while helping improve household food security and freeing up money for other essential monthly household costs such as rent and utilities.”

Incredibly successful, Whitby’s Pantry has more than 200 members and is currently serving approximately 80 people each week. There are no strict criteria to qualify; a simple online membership form is completed by the customer who then receives a membership card and is able to book their first ‘shop’ appointment.

Sales director at Bellway North West, Jenny Bell, said: “When we heard about the work being done by Intact Preston with the Whitby’s Pantry initiative just down the road from our development we really wanted to help. By providing a donation, we hope to help this vital service survive and provide support to those who may need to access it during these challenging times.”

Leading national housebuilder Bellway is building a superb mix of 152 high quality new build homes at Cotton Woods, including two and three bedroom semi-detached homes plus three and four bedroom detached homes.

Build is well underway with the show homes expected to be ready for launch in the Springtime. For further information or to register your interest in news about the development as and when it is released, please contact Bellway by emailing cottonwoods@bellway.co.uk or visit the website www.bellway.co.uk.

Housebuilder acquires Keresley land for new development

A housing developer has acquired a new parcel of land in Keresley, paving the way for a new development of 40 homes, pending detailed planning permission.

Bellway South Midlands has purchased a 3.8-acre site just off Watery Lane, known as Rookery Farm, which borders the President Kennedy School and Community College campus, and Keresley Jubilee Wood.

Outline planning permission has been approved by Coventry City Council for the construction of up to 40 dwellings at the site, with Bellway now preparing to submit a reserved matters application in the coming weeks.

This proposed development, which will be called Jubilee Green will comprise a range of two, three and four-bedroom houses.

A quarter of the properties being planned at the new development will be provided as affordable homes for local people through rent or shared ownership, while the remaining 30 will be sold privately.

In agreement with Coventry City Council, Bellway will make payments towards the improvement of the local area, including £64,960 towards healthcare and £203,320 towards local education.

Elaine Brown, Head of Sales for Bellway South Midlands, said: “If our detailed plans, which include an entrance feature wall and central green space, are approved by Coventry City Council, we will be able to move forward with work on delivering more much-needed new homes to Coventry.

“The range of home sizes and styles we propose to build at Jubilee Green means that prospective buyers from varying stages of the property ladder will be able to find a suitable home here.

“We are looking forward to working alongside the local authority to ensure that the needs of local people are met, whilst converting what is currently an undeveloped, overgrown piece of land, into a high-quality housing development with a thriving new community.”

If all plans are approved by Coventry City Council, Bellway aims to begin construction work on the site in 2022.

Construction reaches final stages at new Coventry development

Construction work is nearing completion at a new 69-home development in Coventry, where all the properties for sale have now been purchased.

Bellway has begun building the final three homes at The Hedgerows, a collection of two, three and four-bedroom houses, which is located off Scots Lane in the suburb of Coundon.
The development comprises 51 homes which have been sold to private buyers and 18 properties provided as affordable housing for rent or shared ownership.

Bellway began work on the site in 2018 and the final homes are due to be completed in March.
As part of the planning agreement with Coventry City Council, Bellway has provided funding of more than £468,000 for local services, including £262,209 for education, £15,811 towards healthcare, and £139,132.51 towards a biodiversity offsetting scheme.

Elaine Brown, Head of Sales for Bellway South Midlands, said: “The Hedgerows has delivered a variety of high-quality homes in an attractive and accessible location on the northern outskirts of Coventry.

“The opportunity to live in a brand-new neighbourhood on the edge of beautiful countryside just two miles from the city centre has been a huge draw for buyers. The green open spaces of Coundon Wedge and Coundon Hall Park are both within walking distance, while the development’s position to the north-west of the city, and close to the A45, is ideal for those commuting to Birmingham.

“The Hedgerows has attracted interest from both local buyers and those moving from further afield. Several of our customers have relocated from London in search of better value for money and a more relaxed lifestyle within commuting distance of the capital. The semi-rural location and the fact that Coventry railway station is only a 10-minute drive away are two of the main reasons why they have chosen to buy at The Hedgerows.”

Show apartment completed at Wouldham housing development

Housebuilder Bellway has put the finishing touches to the first show apartment located at its latest development of new homes in Wouldham, Kent.

Bellway Kent has unveiled a two-bedroom show apartment at Buckland Rise, which is located just off Worrall Drive within the Peters Village consortium development.

The show apartment is a Type 1 design and one of just ten of this style being constructed at Buckland Rise across the Wells and Canterbury apartment buildings.

The new apartment joins a Rosewood showhome which opened at the development last year. Viewings of the show properties are currently strictly limited to appointments only.

Bellway is building a collection of two, three, four and five-bedroom houses and one and two-bedroom apartments at Buckland Rise.

The wider Peters Village development will, once complete, deliver hundreds of new homes to Wouldham as well as shops, a medical centre, a school, and a village hall with changing rooms to serve the nearby playing fields.

Sales Director for Bellway Kent, Mark Harrop, said: “The new show apartment at Buckland Rise is a prime example of expert craftsmanship combined with the latest design trends.

“We have worked closely with interior designers in selecting fittings and furnishings which are stylish, attractive and suitable for a range of potential buyers – particularly first-time buyers and those looking to downsize.

“Since the site was launched in 2019, we have seen high levels of interest from prospective buyers in the new homes at Buckland Rise, with only seven from the 52 houses being built now left on the market. In addition to these houses, we also have a range of one and two-bedroom apartments for sale, meaning there is something for everyone at this development.

“The success of the site can also be attributed to its excellent location within Peters Village and the on-site amenities the wider development will bring.”

One and two-bedroom apartments are currently available to reserve at the development, with prices starting from £199,995, while there’s also a choice of three and four-bedroom houses priced from £344,995.

Construction at Buckland Rise is scheduled for completion later this year.

PS&B expand business with acquisition of the Graves Jenkins management portfolio in Brighton

Sussex property specialist PS&B has acquired the Graves Jenkins management portfolio, expanding its professional property services business across the South Coast region.

PS&B has purchased the block management and valuation sectors of Graves Jenkins in Brighton, and will be relaunching it as its sister company under the new brand of GJ Surveying and Management Limited. The existing Graves Jenkins commercial and residential property agency will remain with its founder Phil Graves and continue to operate under the same name.

The new company will be based at PS&B’s existing Brighton office and the existing Graves Jenkins employees will come across to offer a seamless service to clients old and new.

Michael Barber, Director at PS&B, commented: “We are absolutely thrilled that the purchase of Graves Jenkins block management and valuation sectors has now completed. It is a move the company has wanted to make for some time, and it is wonderful that we were able to acquire such a reputable and long-established brand to sit alongside PS&B, which has been operating in Brighton since 1825.
